Unitemp has provided HVAC mechanical contracting services to New Jersey/New York industrial and commercial markets for over 50 years. Designing and installing the proper system is critical to delivering efficient and clean building air quality to employees and clients.

On average, HVAC systems will operate effectively for about 20 years if they are serviced regularly. If preventive maintenance is not part of your annual budgeting process the operating parameters of the equipment can fail to meet the manufacturers recommendations. The failure to have a planned maintenance schedule results in premature equipment failure and shortens the useful life of your system.

Because every building requires a system designed to meet Federal and State standards, our team will provide a maintenance schedule to extend the life of your equipment and meet original equipment manufacturer inspection guidelines. At Unitemp, our approach to the right maintenance program starts with an energy audit. We will review your equipment and specific business requirements and provide options for extending equipment life, provide energy savings and avoid costly component failure. Our most common maintenance programs includes:

  • Planned Maintenance: This program includes a quarterly onsite inspection of your HVAC equipment by our technicians. They will inspect your system and make sure everything is working within the prescribed settings from the original equipment manufacturer and present a list of items that have the potential to fail. Maintenance materials are included in the quarterly cost and an itemized quote will be given for the cost of repairing the system.
  • Full Coverage Maintenance: This plan includes the same services as the Planned Maintenance program as well as the cost of equipment repairs recommended.
  • Test and Inspect: This too offers the same services as the Planned Maintenance program but does not include the cost of the maintenance materials or the repair costs.
  • Custom or T&M: This option is designed for clients that prefer scheduling maintenance on an ad hoc basis. The program allows us to estimate the average time it will take to perform equipment maintenance and each inspection is billed for the time and materials required.
